Part of the prestigious Ladderon Elegance development, the top development of its kind in Chiang Mai, this villa in Chaing Mai is a fantastic example of just what a luxury villa should be. Entrance is gained via a large car port at the front of the property. This means that the rear garden is entirely secluded and private, behind high walls. Lush tropical vegetation provides plenty of shade for the south facing garden and it’s large, free form Jacuzzi pool. Baan Suay Jan is furnished tastefully throughout, and is equipped with Wi-Fi and satellite TV. The flexible sleeping quarters make this villa perfect for larger groups, with 5 full bedrooms, and a further room which doubles as a study, with a sofa bed, which can be used as a 6th bedroom if required. The master bedroom is vast, and is equipped with a king size bed. The en-suite bathroom is equally impressive, with two showers and a free standing hot tub. The three other main bedrooms are all en-suite and each has a king size bed. The 5th bedroom is actually a study, but it is equipped with a sofa bed, and has en-suite bathroom facilities, meaning it can become a 5th bedroom in a matter of moments. The fully equipped kitchen is spacious and well laid out. Plenty of work top space makes food preparation a breeze. Appliances include a conventional oven and a microwave oven, a water purification unit, large family fridge, water heater and toaster. The main living area of Baan Suay Jan consists of an open plan kitchen/dining area, with a sunken lounge off to one side. Seated dining for 6 is handily close to the serving station of the kitchen. The lounge is equiped with comfortable seating, large TV and DVD player.

Located conveniently close to the centre of Chiang Mai, Baan Suay Jan has access to all the amenities of this modern city. Additionally, it is very close to some of the best golf in Thailand.

More than 62 days: In case of cancellation of a confirmed booking with more than 62 days prior warning, 50% of the deposit will be non-refundable
Within 62 and 56 days: The cancellation of a confirmed booking within 62-56 days of the rental period, you will be liable for 35% of the total rental amount
Within 55 and 42 days: The cancellation of a confirmed booking within 55-42 days of the rental period, you will be liable for 45% of the total rental amount
Within 42 and 32 days: The cancellation of a confirmed booking within 42-32 days of the rental period, you will be liable for 70% of the total rental amount
Within 31 days: The cancellation of a confirmed booking within 31 days of the rental period, you will be liable for 100% of the total rental amount
If the client abandons the property, he loses all rights to any eventual refund or rebate.If there's a "no-show" without the client giving prior warning to Holiday Velvet , the client is liable for 100% of the total booking amount.
Should you need to cancel the reservation due to unforeseen circumstances such as bad weather, airline cancellation, strikes, political unrest, ill health etc, the same cancellation conditions as stated here apply.
As a precautionary measure, we strongly recommend that the Client purchase travel insurance.
ALTERATIONS AND CANCELLATIONS BY HOLIDAY VELVET
Though it is unlikely that Holiday Velvet will have to make any changes to confirmed arrangements, it does occasionally happen, and we will advise you at the earliest possible date. If, for any reason beyond our control, we are unable to provide you with the Villa booked, Holiday Velvet shall reserve the right to cancel the reservation. For example, if the properties are damaged or rendered unusable Holiday Velvet will endeavor to locate an alternative property for the period required. However, if this is not possible, or you do not wish to be transferred, Holiday Velvet will cancel the booking and refund you in full.
